What are the Scottish fire alarm regulations?

As of 1 February 2022, a new law in Scotland mandates that every home must have interlinked fire alarms.

Whether you’re a homeowner or landlord, you must comply with the new Scottish legislation. Our fire alarm installers can install compliant smoke detectors and alarms in your home.

Every home must now meet the new regulations

  • A smoke alarm must be installed in the room where you spend most of your day, typically the living room.
  • A smoke alarm must be installed in every circulation area on every level of the building, including hallways and landings.
  • There must be a heat alarm in the kitchen.
  • Smoke and heat alarms must be interlinked and mounted on the ceiling.
  • A carbon monoxide detector must be installed where there is a carbon-fuelled appliance, such as a boiler, open fire, heater or flue. This is not required for gas cookers and hobs. It doesn’t need to be connected to the fire alarms.

Each alarm must comply with the following standards

  • Heat detectors: BS 5446-2:2003
  • Smoke alarms: BS EN14604:2005
  • CO alarm: British Kitemark EN 50291-1

There are two types of interlinked alarms you can use

  • Sealed battery alarms that are tamper-proof and have a long-life battery lasting up to 10 years. These alarms are simple to install on your own.
  • Mains wired alarms are cheaper than sealed battery alarms, but they must be installed by a qualified electrician and replaced every ten years.

Both types of alarms are interlinked through radio frequency without requiring WiFi.

A battery-powered carbon monoxide alarm must have a sealed battery that lasts for its entire lifespan, which could be up to ten years.
